2016 has started with a BANG!!...the sales of detached homes, townhimes, and duplexes in the $800,000 to $1,100,000 have been intense with multiple offers happening on almost every sale! If you're ready to get into the market or you're moving up to a larger home this is a great year to take advantage of low interest rates! You do need to be ready to make a decision once you've found a GREAT Home and don't assume it will be there forever! If you're starting to look seriously....you need to also be thinking seriously about getting your home on the market. Now that the Market is moving quickly, most Sellers will not accept an offer "subject to the sale of the Buyer's home" so be ready to move fast by getting your home ready and on the Market now! You're also in a much better negotiating position if you already have a firm sale on your home.
Remember, buying your new home, whether it's your first or your tenth, can be one of the most stressful and also exciting experiences in your life. There are so many decisions to make, and it's important to consider the following:
1. What kind of neighbourhood do I want?
2. What's my realistic budget?
3. What amenities are important to me?
4. What size home and yard would I like to feel comfortable?
5. How many bedrooms and bathrooms do I need?
6. How long a commute time can I live with?
7. What are the schools like in the neighbourhood?
8. How long do I plan to live in this home?
After making these decisions, the next step is to call a Mortgage Broker or Bank to get pre-qualified. This can usually be done in a few days and I will happily recommend several mortgage professionals that can help you.
Once this is done you can move on to the fun part of the process..let me find for you several homes that meet your needs. Together we can view different properties until you're happy and feel comfortable that you've chosen the best one for you!
Then it's up to me to negotiate the best price I can get for you, making sure that you are also protected with a fair and legal binding contract before you sign on the dotted line.
